After selling their business, Chris and Leanne Roberts wanted to fulfil their dream of moving to Tasmania and opening a bed & breakfast. They approached Liston Newton to help make that dream a reality by utilising their savings in a tax-effective way.
After finding their dream property and bed & breakfast business in the remote town of Strahan, Tasmania, Chris and Leanne needed to find a way to structure the purchase of the B&B business and the property to operate on. With significant savings in their superannuation, they wanted to utilise those funds as part of the purchase to lessen the impact on their wealth outside of super.
Liston Newton helped Chris and Leanne with structure advice to ensure a Self Managed Super Fund (SMSF) was set up correctly, along with a Corporate Trustee and Bare trust. We then involved the lending team to seek out a specialist lender who would fund the bed & breakfast property purchase within the SMSF.
Once funding was secured for the property, Liston Newton helped structure the purchase of the B&B business via a trading company, and then structured the SMSF to lease the property back to their trading company to ensure it remained compliant with the ATO.
With the property and business now set up correctly, Liston Newton completes the SMSF financial and tax each year so that Chris and Leanne can focus on delivering a great experience - and not worry about the ATO.
The result is that Chris and Leanne now run the Franklin Manor in Tasmania - the B&B of their dreams. A clever tax structure that leases the bed and breakfast property from their SMSF back to their own company allows the rent to help pay down the SMSF loan and grow their retirement nest egg.
